365 MAIN REDUCES ENERGY USE AT DATA CENTER IN OAKLAND,
SAVES ENOUGH ENERGY TO POWER 242 HOMES ANNUALLY
Company Realizes Reduction by Participating in Innovative Green
‘Savings by Design’ Program Backed by PG&E

SAN FRANCISCO, Calif., Mar. 5, 2008 –– Data center developer and operator 365 Main announced today that by implementing energy-efficient measures recommended through the innovative green ‘Savings by Design’ program, sponsored in part by Pacific Gas & Electric Company (PG&E), the company will reduce annual energy consumption at its newest data center by more than 1.67 million kilowatt hours (kWh), representing enough energy to power approximately 242 homes each year.

Savings by Design, a program sponsored by four of California’s largest utilities, encourages the design and construction of high-performance and energy-efficient non-residential buildings. 365 Main participated by inviting PG&E and an independent third party to review design drawings of its newest data center, an 111,000-square-foot facility located in Oakland, Calif., and recommend design changes that would reduce power usage.

PG&E shares the cost incurred by participants in Savings by Design by issuing participants a lump rebate check, and the efficient improvements generally pay for themselves within 3 years. 365 Main was awarded a $168,000 rebate check from PG&E that will help offset the premium costs of the improvements.

All of the following energy-saving suggestions were accepted during the Oakland data center’s design phase and have already been fully implemented as construction on the modern facility was completed in late 2007:
High-efficiency motors
Estimated annual energy savings: 36,126 kWh
Estimated annual cost savings: $4,335
Motors are at the core of various components within a data center, including the dozens of computer room air conditioners (CRACs) that cool modern facilities. Installing efficient motors throughout the data center improves the overall output of each device without drawing additional power. The expected payback period for premium motors is less than 2 years.
Variable speed drives on the cooling tower fan motors
Estimated annual energy savings: 66,828 kWh
Estimated annual cost savings: $8,019
Cooling towers circulate the water throughout the data center’s massive air conditioning system that cools servers deployed in the facility. Installing variable speed drives on the cooling tower motors allows the motors to ramp up and down as needed compared to the “always on” state of traditional fan motors. The payback period for the premium variable speed drives is 3 years.
High-efficiency pumps
Estimated annual energy savings: 68,773 kWh
Estimated annual cost savings: $8,253
Water circulates continuously in the data center’s air conditioning system via water pumps. High-performance pumps circulate 10% more water per minute than traditional pumps, but use the same amount of electricity as traditional pumps. The expected payback period for the premium pumps is 3 years.
High-efficiency chillers
Estimated annual energy savings: 404,274 kWh
Estimated annual cost savings: $48,513

Water chillers are the core component of the data center’s air conditioning system that cools customer equipment. These high-performance chillers produce 20% more tons of cooling capacity than traditional chillers, but use the same amount of electricity as traditional chillers. The expected payback period for the premium chillers is 2 years.

High-efficiency uninterruptible power supply (UPS)
Estimated annual energy savings: 1,094,495 kWh
Estimated annual cost savings: $131,339
Uninterruptible power supply (UPS) is an industry term for a back-up power system. In the Oakland facility, 365 Main deployed generators that feature a specialized flywheel design and boast a 93-96% efficiency compared to the 85-92% efficiency of traditional back-up power systems. Efficiency ratings refer to the amount of electricity that is carried through the back-up system; the higher the efficiency rating, the more power there is available to run customer equipment. The expected payback period for the premium generators is 1-2 years.
